SIX QUESTIONS TO ASK BEFORE YOU SIGN A ROOFING ESTIMATE

By Redemption Roofing(opens in new tab)

When homeowners compare roofing estimates, the conversation usually comes down to two things: the shingle and the price. Both matter. But two estimates for the same house can land thousands of dollars apart while naming the same shingle, and the difference usually lives in the parts of the roof you never see.

A roof is an assembly of layers. The shingles are the visible top, and underneath them sit the components that decide whether the roof reaches its rated life. These six questions will help you find out what each estimate actually includes.

1. What underlayment is going on, and does it cover the whole deck?

Underlayment is the layer between the wood decking and the shingles, and it is the backup defense against wind-driven rain. Ask for the product by name and confirm it covers the entire roof, not just the edges.

2. Where will the ice and water barrier be installed?

This is a self-adhering membrane that seals around the nails driven through it, used where water collects or backs up. At minimum it belongs at the eaves and in the valleys, and around chimneys, vents, and other penetrations. "Where needed" is not a specific answer.

3. Are you using a purpose-made starter strip?

The first row of shingles at the roof edge needs a starter course with adhesive in the right position. Some installers cut up regular shingles instead, which puts the sealant in the wrong spot on the edge most exposed to wind. It is a small line item and a common shortcut.

4. How will the attic be ventilated?

A healthy attic needs both intake vents low on the roof and exhaust vents near the peak. Exhaust without intake does very little. Poor ventilation lets summer heat age the shingles from below and lets winter moisture condense on the decking. A good contractor can tell you how they sized the ventilation for your attic.

5. Is the flashing being replaced or reused?

Flashing is the metal that seals the joints where the roof meets chimneys, walls, and vents. Along with the valleys, it is where a large share of leaks begin. Ask whether it will be new or reused, and how the valleys will be finished.

6. Which manufacturer warranty will be registered, and do the listed components qualify?

Many shingle manufacturers offer their stronger warranty coverage only when a specific set of their own components is installed together. An estimate can use genuine name-brand shingles and still fall short of the coverage a homeowner assumes they are getting.

Read the answers, not just the totals

If an estimate says little more than "tear off, install architectural shingles, haul away debris," there is not enough information to compare it to anything. A complete estimate names the components, and when two totals differ, this list is usually where the difference comes from.
